When buyers and sellers think about an offer, price gets most of the attention. Experienced agents know that there is a bigger question that needs to be answered: How likely is this transaction to actually close? 

Just yesterday, I was reminded of that during a recent negotiation. The home was renovated and receiving a lot of attention. Our offer was the first to be received and in situations like this it is easy to become a stalking horse for other offers. To avoid that we were smart with our terms and expiration timing. When it came down to the point of making a decision the Seller and their agent’s chief concern was about the lender’s track record. The listing agent asked a simple question: had I personally worked with him before? I had. We had successfully closed a number of transactions. Alongside our offer we also were able to offer the confidence of not only making it to closing but doing so within the agreed timeline. A few moments later, a signed acceptance was in my inbox. No counters.

A Seller is Evaluating More than Price

A strong offer goes beyond purchase price. Sellers and their agents are also evaluating financing, contingencies, timelines, lender track-record, communication, personality, and the overall likelihood and belief that the buyer can successfully make it to closing.

Track Record Reduces Uncertainty

A pre-approval letter tells a seller that a lender has reviewed the buyer’s finances. A history of successfully completing transactions with that lender provides something different: firsthand experience.

The same is true between real estate agents. Over time, agents learn who communicates well, who follows through, who helps solve problems, and who keeps transactions moving when something unexpected happens.

Relationships Don’t Replace Good Terms

Relationships don’t guarantee an offer will be accepted. They also don’t override the seller’s task to choose the offer that is best for their ultimate goals.

But when two offers are relatively close, the confidence that comes from a good relationship makes certain choices much easier to make.

Real Estate Remains a Relationship Business

Technology has changed nearly every part of buying and selling a home.

Buyers can search for homes instantly. Contracts can be signed from phones. Mortgage applications can happen entirely online.

But when the most important decisions need to be made, something very traditional still matters:

Who are the people involved?

What is their track record?

Are they good to work with?

Relationships don’t replace a great offer or expert negotiation. However in a competitive landscape where the only difference is found in who is doing the work, then the quiet strength of a excellent reputation is the what gets an offer accepted.
